The Leasing Consultant is responsible for leasing apartment homes and maintaining a high level of customer service when interacting with prospects, residents, and team members. The Leasing Consultant responds to all rental inquiries by utilizing appropriate sales techniques, marketing plans, and approved marketing material in a dependable and consistent manner.

Responsibilities, Essential Duties & Expectations:

  • Serve as a positive representation of Fourth Street Residential always being consistently present, courteous, sympathetic, and efficient handling of resident requests and complaints.

  • Support the Community Manager by achieving the occupancy and rental goals of the property.
  • Create an engaging, authentic, and genuine experience for prospects and current residents.
  • Execute leasing workflow accurately and appropriately, including telephone, email, lead follow-up and marketing communication.
  • Effectively drive traffic to site through leasing and marketing campaigns.
  • Responsible for achieving leasing and occupancy goals.
  • Knowledge of current rental market, rates, sizes, locations, property policies and community amenities.
  • Knowledge of application requirements, lease terms, screening processes and policies, and fair housing regulations.
  • Accurate completion of application / lease form, collection of rental deposit, and maintenance of Resident and property files.
  • Efficient and timely processing of all required administration forms, reports, and related information.
  • Responsible for assisting in the collection of delinquent rent.
  • Responsible for seeking educational opportunities and self-improvement for personal growth / development.
  • Responsible for maintaining the appearance of leasing office, community spaces and model units.
  • Other functions projects and tasks as designation by the Community Manager.
  • Must be willing to work weekends.
  • Purchases and inventories office supplies and forms; monitors office equipment-maintenance contracts.
  • Maintains the office area to keep it neat and tidy.

Education and/or Experience:

  • High School diploma or GED required.
  • One to two years of residential property experience or a combination of education and experience in a related experience.
  • National Apartment Leasing Profession a plus (NALP)

    sense of urgency.
  • Must demonstrate appropriate analytical skills, attention to detail, organizational and project
    management skills.
  • Must have superior interpersonal skills as well as excellent ability to communicate orally and in writing.
  • Knowledge of and ability to perform required role in emergency situations.

Physical Requirements, Working Conditions and Other factors:

  • Must be able to reach, bend, stoop, stand and lift to 40 pounds.
  • Must be able to sit for prolonged periods of time.
  • Moderate noise level in the work environment.
